What is a serviced apartment?
A typical serviced apartment in Manchester is a fully furnished apartment available for a short or long-term stay. The serviced apartment is comparable to a hotel and should usually provide you with more facilities than you might expect to receive in a hotel. Having said that some hotel rooms do have the look and feel of a serviced apartment.

What facilities come with serviced apartments? 
A serviced apartment would normally provide you with more space and facilities than a hotel or B&B. You may expect to have the use of an outdoor space such as a garden or balcony, fold out beds, multiple bedrooms, multiple or en-suite bathrooms, a dining area, a fully equipped kitchen with pots pans and utensils, a laundry space including a washing machine and dryer, an iron and ironing board. A serviced apartment should also provide you with facilities like free broadband and wifi, tea and coffee and in some instances facilities suitable for kids. A serviced apartment may also come with private or public parking but in some instances, your host may charge extra for private or gated parking. Here is one example of a serviced apartment in Manchester featuring such amenities with free parking for multiple vehicles and a play area for kids.

What kind of people stay in serviced apartments?
An apartment like this one in Manchester is ideal for pretty much anybody, regular travelers, businessmen and women, builders that travel and work nationwide, couples, families, or groups that want to party or celebrate a special occasion.

How much does it cost to stay in a serviced apartment? 

Serviced apartments range from £65 per night to hundreds of pounds per night depending on the location and luxuries the serviced apartment offers. In most instances, you will also have to pay a cleaning fee which can range in price.
One of the advantages of serviced apartments in Manchester is that if the cost of the apartment is shared, it is usually more affordable than staying in a hotel.

Is your serviced apartment making money? Is that the ultimate goal?

The following short article is based on questions and thoughts written in my notebook. 

Don’t treat your guest as a customer. Customers come and go, you may never see them again. You want repeat bookings, positive feedback, and testimonials.  Treat your customer as a person. You are adding value to their lives. If your guest is staying in your apartment because he or she is traveling for work purposes, you are making their lives easier by providing convenience. If your guests are on a weekend break or on holiday, you’re helping them to create fond memories.
Your guest is a person. If your guest has booked and paid to stay in your apartment it’s your mission to add value to their lives.
Ask yourself how you can do this. Remember it’s not about you, it’s about your guest.
There is an old saying in England, the customer is king. In one prestigious hotel in India, they say the guest is God. The saying is taken from an ancient Hindu scripture. Recently it has also become the tagline of India’s Ministry of Tourism‘s campaign to improve the treatment of tourists in India.

What would a holistic approach to hosting guests mean for you and your serviced apartment business?

The Rent-a-Room Scheme allows owner occupiers and tenants to receive tax-free rental income if you provide furnished accommodation in your only or main home.

For the tax year 2016 to 2017, the annual Rent-a-Room limit is £7,500. This reduces to £3,750 if someone else receives income from letting accommodation in the same property, such as a joint owner. The limit is the same even if you let accommodation for less than 12 months.

1. When you can use the Rent-a-Room Scheme

You can use the scheme if:

  • you let a furnished room to a lodger
  • your letting activity amounts to a trade, for example, if you run a guest house or bed and breakfast business, or provide services, such as meals and cleaning

2. When you can’t use the Rent-a-Room Scheme

You can’t use the scheme if the accommodation is:

  • not part of your main home when you let it
  • not furnished
  • used as an office or for any business – you can use the scheme if your lodger works in your home in the evening or at weekends or is a student who is provided with study facilities
  • in your UK home and is let while you live abroad.

What is Airbnb?
Airbnb is a website that allows you to market your space to travelers and tourists who are in need of a room or apartment to stay in. You could say it’s the middle man that connects you and your guests. There are many websites like Airbnb such as Booking.com and Expedia but Airbnb is one of the most well known amongst travelers, tourists and people wanting to get into the holiday lettings business as a means to earn some extra cash.

How does Airbnb work?
It kind of works like eBay. Sellers and buyers are known as hosts and guests on the Airbnb website and they get to know each other through detailed listings/ profiles, feedback/ personal reviews and confirmed verifications.
Airbnb verifies personal profiles which supposed to make it safer and more secure. Airbnb also provides and maintains a messaging system so hosts and guests can talk with confidence, and collects and transfers payments securely from guest to host, which is pretty cool, especially when the money lands in your account.

What is an Airbnb host?
You are an Airbnb host if you are using the site to market your apartment/ home/ space to tourists and travelers.

How much money can I earn renting out my apartment on Airbnb?
Home owners are earning alot of money in the holiday lettings sector, some users are so happy with the return on investment that they are setting up holiday letting companies also known as serviced apartment companies, I will talk more about this in my forth coming short term rental guide, but in short, how much do you want to earn?

Can I use Airbnb in the UK or is it just for users in the USA?
Airbnb is not limited to the USA.

Is this the Airbnb guest from HELL? Airbnb hosts apartment is reduced to a sickening squat full of FAECES, urine and RUBBISH

  • Airbnb host rents out her studio flat to a guest through the Airbnb website.
  • The host returns to her home to find it trashed and covered with faeces, urine and rubbish.
  • Owner of the apartment says it needs £10,000 worth of repairs.
  • Another Airbnb host in the USA can’t get rid of her unwanted Airbnb guests.

If you surf the web for a short amount of time you will find a lot of horror stories in relation to renting out your apartment or home to travelers and tourists.

For example.

In the USA one host could not get her guests to leave her home because they exploited a loop hole in the law which meant they did not have to go. The Airbnb host had no choice but to pay off her unwanted guests to get them out of her home. Her unwanted guests were literally helping themselves to the food in her kitchen.

In Paris, an Airbnb host arrived at her studio apartment to find it reduced to a squat covered in faeces urine and rubbish. It is thought that her guest was suffering from depression. Sadly that was no comfort to the host after she was left with a £10.000 bill to cover the cost of all the damage her guest caused.

These reports are true, but it’s not exactly what you want to hear when you are thinking about renting out your apartment on Airbnb.
But here’s what I think. When people read these headlines and news stories it puts them off renting out there apartments and holiday homes to travelers and tourists which means there is more opportunity for entrepreneurial people like you who are willing to take the risk.
Let me illustrate my point in another way.
Would you rather have the only restaurant on the street or be 1 of 50 restaurant owners fighting for customers on a daily basis? Less competition in the market is better right? That’s why I say bad news can work in your favour.

So if you are thinking about renting out your spare room, holiday home or studio flat on websites like Airbnb, don’t be put off by the negative reports you read in the press. Hope that your potential competition is put off instead, that is why I say, bad news is good for business. So let the bad news work in your favour by learning from it and discarding anything that cast fear and doubt in your mind. Now go out there and get that money, and maybe turn your guests into friends in the process.

Airbnb hosts are going to prison and landing huge fines.

Some landlords and hosts marketing their apartments on Airbnb and Booking.com are not following the rules when it comes to letting to travelers and tourists. Jean Hendy pleaded guilty to six breaches of fire safety regulations and was given a six-month prison sentence, suspended for 18 months. Judge Ian Lawrie told her: ‘You have created the risk of a potential death trap if a fire ever broke out’.
Did you know that in the UK the law requires furnished accommodation to comply with the furniture and furnishings fire and safety regulations of 1988-1989 and 1993?

Nathan Blecharczyk said the company canceled reservations made by some users after it had become aware of a gathering of white supremacists in Charlottesville. In an interview with Bloomberg he said the “hate displayed this week has been shocking”. “We make every one of our users sign a pledge when they sign up that they will not discriminate and exhibit hatred” “Whenever we become aware of such examples they are permanently banned from platform.”

Buy to let is dead. Holiday homes, holiday lettings and serviced apartments are the future.

For the average Joe, buy to let is dead, morte! Interest relief for landlords is coming to an end, there is a 3% stamp duty surcharge for anyone buying a second property in the UK and The wear and tear allowance for buy to let landlords is a thing of the past too. So if you are thinking of buying to let, you are late to the party. But don’t worry, there is another club in town, the holiday lettings club, and it’s bangin!

Holiday lettings have become extremely attractive to potential investors because of the rate of returns. Did you know that many holiday letters are making in excess of £1000 per week for a renting out there 2 bedroom flats as serviced apartments?
The same apartment would fetch a landlord £1100 per month if it were on the market as a buy to let property. 
HMRC also view holiday lettings as a trade which means there are tax advantages you would not get if you were a buy to let landlord.
